How it works
What a mortgage payment is made of.
Principal and interest is the loan itself, spread over the term at a fixed rate; early payments are mostly interest, later ones mostly principal. Property tax is set by the county as a share of the home's value, and homeowners insurance covers the structure; both are usually collected monthly through escrow. HOA or condo dues go to the association, not the lender, but they are part of what the house costs each month.
The 28% figure is a lender guideline, not a verdict: it shows the gross income at which this payment would be 28% of pay. A household that gives first and keeps a savings margin may choose a smaller number. Read our guide to margin before you set a ceiling.
Questions people ask
What does the monthly payment include?
Principal and interest on the loan, plus the property tax, homeowners insurance and any HOA dues you enter, divided into months. Lenders often collect tax and insurance with the payment through an escrow account.
What is not included?
Private mortgage insurance, which most lenders require under a 20% down payment; closing costs; and future changes in tax rates or premiums. Add a cushion for repairs and utilities, which no lender collects.
How much house can we afford?
A common lender guideline keeps the full housing payment under 28% of gross income and all debt payments under 36%. The calculator shows the income at which this payment is 28%; your own margin, giving and savings goals decide what is wise for you.
Does a bigger down payment change more than the payment?
Yes. It lowers the loan, the total interest over the term, and, at 20% or more, usually removes mortgage insurance. It also leaves less cash for the emergency fund, so compare both.
Can UniFi track the mortgage once we have one?
Yes. Connect the servicer through Plaid or add the loan by hand; the balance, the payment and the payoff estimate then sit beside the rest of the household plan.
Save for the house with the rest of the plan in view.
A down-payment goal reads its balance from a real account and shows when it lands, beside giving, the budget and every other goal.
